Process 

The Investment Manager employs a top down macroeconomic approach and a bottom up microeconomic approach to the identification of assets and investment selection. 

The top down approach helps the Investment Manager to identify and select specific property markets and sectors that it thinks will offer the best performance, while the bottom up process focuses on the individual property analysis and helps the Investment Manager to identify individual assets that represent the best value in the markets identified in the top down approach.

Alternatively a bottom up approach to asset selection may be employed first followed by a top down approach and analysis.

A rigorous due diligence process is employed by the Investment Manager and, combined with the support of the investment committee, ensures a strategic and quantitative approach to the selection of suitable property investments for the Fund. This due diligence process ensures that the property investments selected fit within the risk profile and the investment philosophy of the Fund.
